Are property prices rising in Madinah?

Real estate prices in Madinah (Medina) rose 0.3% year-on-year in the third quarter of 2026, the Saudi Gazette reported on 20 October 2026, citing the General Authority for Statistics (GASTAT). Across Saudi Arabia, prices rose 1.2% over the same year, according to the same report. The newspaper also reported that the overall index fell 1.2% in the third quarter of 2026 compared with the second quarter. The figures we have from the report give no separate number for Makkah (Mecca).

What the Madinah figure covers

The article does not break the 0.3% down by neighbourhood or by type of home. It also does not say whether the figure covers the city, the wider region or only the areas where buyers from abroad may own. If you are comparing homes inside the zones open to non-Saudis, ask GASTAT which area the Madinah figure covers before you lean on it.

For Makkah, the report as quoted gives nothing. If you are looking at homes near the Haram, ask GASTAT whether it publishes a Makkah figure before you rely on the national numbers. Hotel occupancy in the two cities is a separate measure, covered in Madinah hotels fuller than Makkah’s.

Homes across the kingdom

The Saudi Gazette reported, citing GASTAT, that residential property prices across Saudi Arabia rose 2.3% year-on-year in the third quarter of 2026. Within that, the newspaper put the rise in apartment prices at 1.7% over the same period. Villa prices moved the other way, falling 7.7% compared with the third quarter of 2025, according to the same report.

These are figures for the whole kingdom. The report does not say how apartments or villas moved in Madinah or Makkah on their own, and GASTAT is the body to ask whether that detail exists.

Annual rise and quarterly fall

According to the Saudi Gazette, GASTAT linked the annual rise to higher prices for residential and agricultural property. Over a shorter period the picture differs, because the newspaper says the overall index fell 1.2% in the third quarter of 2026 against the second quarter. Both headline numbers in the report are 1.2%, one up over a year and one down over a quarter. When a seller or agent quotes a trend, ask which of the two periods they mean.

Before you weigh an offer

If a developer or agent cites a price trend, ask for the source, the period it covers and whether it refers to Madinah or the whole country. A national average does not tell you what a particular flat in a particular building is worth. Verify before you pay sets out the checks you can run yourself before any money moves. The costs on top of the price are in what it costs to buy in Makkah and Madinah. For a view on a specific unit and on your own circumstances, check with a licensed adviser.
